Tips for Property Owners Using This Site
SCAM ALERT!!!!
Landlord's are cautioned that we have recently experienced situations where potential tenants try to convince you to accept checks or money orders and then refund part of the money to them. Please understand that there is a well established SCAM frequently used on eBAY where people receive fake money orders which they are able to deposit successfully. Unfortunately their bank calls a few days later to give them the bad news and take back the deposited funds. These are usually arrangements from international sources and the con artist has some reason for you to hurry and give them the money. There may be very good and honest reasons to ask for these types of favors, but we wanted to warn you to use your best judgement. IT IS BECOMING VERY POSSIBLE TO FABRICATE A FAKE MONEY ORDER THAT CAN GET DEPOSITED OR CASHED AT MANY BANKS! Unfortunately, the bank will figure this out and come back to you for the money within a few days.
Welcome to Emory's Off Campus Listing Service. This program is provided as a free service to students, staff, and faculty of the Emory Community and others who are looking for housing in the Emory area.
Our program is run in an informal fashion, much like a public bulletin board, but there are a few rules on our site and a few things we'd like you to remember.
PLEASE PLEASE do not list your property more than once. This service becomes less and less usable when some joker decides to post his or her listing over and over again. The bigger we get, the harder we are to use. It is understood that you may like to have your property near the top of the list. This new service gives you the ability to come back and "RENEW" your listing as often as you like. Please use this option. I have new ways to search for multiple postings of the same address. If I find that you have done this, I reserve the right to delete ALL of your listings without notice! Sorry to speak in such strong terms here, but this is a free service and those people trying to abuse it for their own advantage really tick me off. It is to everyones' advantage to keep the listings as small and as usable as possible.
Please list only specific properties that are available now. This is not a place to enter generic descriptions of your apartment complex or your apartment finding service. I hope you understand, but if that were allowed, we'd be full of advertisements instead of actual properties for rent. You are a professional organization/person... build your own darn webpage! ALTERNATELY, IF you have a specific vacancy in your complex, you are welcome to list it individually with it's own specific description and its own specific price. It's these generic descriptions for properties that may or may not be available today that do us so much harm. Again, I reserve the right to remove them with no notice.
This listing is focused on helping students, staff, and faculty of Emory University, but the web site is not closed to others who are looking for homes. Be aware that the person responding to you may or may not be affiliated with the University.
You should understand that even though your tenant may be a student or employee of Emory University, our service is not designed to act as an intermediary should any disagreements arise between you and your tenant. You have certain rights under state and county laws, but you may need to research these laws yourself or work with a legal adviser. Students, staff, and faculty of Emory University may be able to get help from a volunteer organization in our Law School known as Student Legal Services.
There is website run by the Georgia Department of Community Affairs which may be very helpful, especially for 1st time landlords. It is located at http://www.dca.state.ga.us/housing/RentalAssistance/index.asp
Our website now has a feature that allows home seekers to view a map locating your property. It is run through Yahoo Maps. The system also uses a service provided by MapQuest to confirm the address you list and give an estimated distance from the center of the Emory Campus. The address we use as center is that of our University Center (DUC), 605 Asbury Circle. The Mapquest site is not able to recognize the edges of campus, so some of your distances may seem a little "off." Feel free to comment on this when you describe your property.
IF YOU HAVE TROUBLE LISTING YOUR PROPERTY it may be that MapQuest or Yahoo Maps cannot recognize your address. This might show up as a "Parameter 3" error or something that says "-21 must be a non-negative integer." Link to our Frequently Asked Questions FAQ for some suggestions.
Our listing is limited to properties that Mapquest identifies as within 50 miles of campus center. If you are outside this distance, you're out of luck.
Our new system requires that you give us an e-mail address. This gives us the opportunity to set up a verification system that lets you use a password to return and edit or remove your own listings. After you submit the listing, an email is sent to which you must respond in order to post the listing on our site. There is also a function which verifys that the e-mail address that you give us is indeed valid and that it can accept our "confirmation" e-mail. In a very few cases, we are finding that some of you use e-mail services which will not respond to the query from our system. We'd like you to write us when this happens, but please understand that you may have to set up an alternate e-mail address in order to use our system. There are free services mentioned in our FAQ section.
Please know that all information collected in our website is not sold or given to anyone outside of Emory University. They can only get what they see on your listing.
Listings stay active for 14 days. (Note that this is a change from our original 30 days) Again, this is an effort to keep the list as "fresh" as is reasonably possible. On the 15th day, your listing expires and disappears from the list, BUT it's not really gone. Using your e-mail address and password, you can call up your listing and renew it! This puts it back at the top of the list and leaves it active for another 14 days. Listings can stay in an expired state for 180 days before they are actually deleted. Our intention is to give you the ability to reuse your listing without needing to reenter the text. Pretty Nifty!
You can find other helpful advice in our Frequently Asked Questions (FAQ) section.
Good Luck!
